Job Summary:

Direct and manage real estate activities in assigned geographical division. Responsible for identifying, evaluating, qualifying, processing and negotiating desired new store locations and relocations. Fulfill all the real estate needs and requests for current portfolio of franchise and corporate locations. Facilitate and maintain credible relationships with the franchise and development communities as well as GNC personnel according to the philosophies, policies, and goals of the Company. This is a field based position, preferably based in DFW or other major Midwest city with access to a major airport.

Essential Duties and Responsibilities:

  • Effectively direct and manage assigned area of country for corporate and franchise growth by identifying desirable locations and negotiate the most favorable economic and legal terms possible in conformity with Corporate policies and guidelines for GNC store locations.
  • Partner with the Legal, Construction, Retail Operations, and Franchising Department to provide planning for expansion and avoid conflicts with existing and planned store locations and ensure deal integrity.
  • Effectively coordinate with the lease renewal team in assigned area of country, providing guidance and developing strategies in partnersip with the lease renewal team to successfully leverage market knowledge and potential alternativies to achieve desired occupancy costs for corporate and franchise store portfolios.
  • Provide leadership to other Real Estate team members by providing collaborative guidance on real estate matters and effectively implementing departmental and corporate strategies.
  • Provide effective communication with franchisees, developing strong relationships while coordinating with retail operations and sales staff to provide informed, professional counsel on real estate matters.
  • Manage a network of 20 brokers, directing their activities and prioritizing areas of site location sourcing. Evaluate level of service, hire/upgrade brokers, and provide training to the network on the best site characteristics for successful new GNC locations.
  • Work proactively with Vice President of Real Estate to improve and implement departmental programs and processes. Provide input and assistance on streamlining processes and communications within the department for optimal work flow, especially as it relates to field based office requirements.
  • Participate in special real estate projects as directed by the VP of Real Estate and Construction.
  • Provide support and assistance for ongoing training within the Real Estate department for site selection, negotiations, research and analysis of real estate transactions
  • Lead Store Optimization initiative in assigned territory, working with Market Development to help execute strategies for maximizing effeciencies in the marketplace through strategic closures and customer transfer.
  • Successfully execute strategies around existing mall stores, coordinating with the Senior Director of Malls & Outlets to relocate malls stores where necessary to more productive locations outside the mall.
  • Provide leadership and direction regarding market plans for all major markets. Partner with Franchising department to develop long term growth plans for key franchisees who are approved to grow.
  • Negotiate favorable economic terms and downside protections, maximizing return on ivestment for GNC.
  • Attend National ICSC Convention and all major regional shows in assigned territory, using these events as platforms to further strengthen and develop relationships with key landlords and developers.
  • Assist with departmental Business Reviews.

Experience

10+ years of shopping center real estate or development experience as it relates to site selection criteria, market rent analysis, and lease negotiations.

Preferred: Personal network of developer and retail contacts; Previous experience with an expanding retailer and/or developer with responsibilities that include active involvement with real estate, legal, and construction issues. Experience with retail leasing in the major provinces of Canada is a plus.

Education

Bachelor’s Degree in a related field

Qualifications

· Excellent negotiating skills, ability to craft quality deals.

· Strong interpersonal skills to work effectively with Legal, Construction, Franchise, and Retail Operations departments.

· Excellent organizational skills that ensure top-priority projects continue to receive attention amidst the barrage of real estate demands, without disrupting the continuing flow of deals for new store openings.

· Attentiveness to detail to eliminate confusion and maximize efficiency for the legal and construction department in the documenting and building stages for GNC locations. Ability to coordinate efforts among departments to reach department goals.

· Ability to communicate effectively both verbally and in writing in order to respond to franchisees, landlords, and other GNC personnel.

· Ability to work with team members in a positive and collaborative manner.

· Ability to provide strategic direction regarding market planning and future growth initiatives.
